The Most Important Thing We Check Is Whether It's Safe

A cracked heat exchanger leaks carbon monoxide into your home. So does a gas valve that's miscalibrated, a flue that's separating, or a burner that's been pulling combustion air through dust and spider webs all summer.

The single most important reason to do an annual heating tune-up is to verify the system is safe to run.

On every gas or oil furnace tune-up we test ambient carbon monoxide before we open the unit, inspect the heat exchanger with a mirror and high-output flashlight, run the burner with a calibrated combustion analyzer, and test ambient CO again at the end. We measure exact numbers, not vibes.

If we find a cracked heat exchanger, dangerous CO levels, or a venting defect, we red-tag the system and walk you through options. We don't leave a customer with an unsafe combustion appliance running.

If we find something during the visit that needs a repair, we show it to you, explain it, and quote it before doing any work. You decide what happens next. The tune-up itself stays $149 either way.

Why a Yearly Heating Tune-Up Is Worth It

Heating systems run the hardest on the coldest nights. That's also when most breakdowns happen, because the system has been sitting all summer with dust on the burner and a slowly clogging flame sensor. A yearly tune-up catches those small things before they leave you with a cold house at 2 a.m. in February.

About 90 minutes on site. Most of the time is the actual inspection, combustion testing, and cleaning. We don't rush a safety check.

A tune-up is preventive maintenance, scheduled in advance, flat $149. A service call is when something is broken and you call us to come diagnose and fix it. Service calls have a separate truck charge and diagnostic fee. The two are billed differently.

Not on a tune-up. The $149 is the all-in price. Truck charge and diagnostic fee only apply to service or repair calls.

We shut the system down on the spot and red-tag it. We document the finding on your Equipment Health Report with photos, walk you through what it means, and quote replacement options. We won't leave a furnace with a cracked heat exchanger running.

Yes. Same $149 flat rate per system. Oil furnaces and boilers have a few extra steps in the procedure (nozzle replacement on oil, water-side checks on boilers), all included in the price.

Yes. The heating tune-up scope covers heat pumps in heating mode, including reversing valve verification, defrost cycle testing, and auxiliary heat staging. Same $149 per system.

Late summer through early fall is ideal. The system has been sitting all summer, so we want to catch any issues before you actually need the heat. We service through the winter too, and we'll prioritize active no-heat calls over scheduled tune-ups when needed.
